Bank Owned (REO) Market Share Analysis

Let’s take a look at bank owned market share.  The sales data analyzed is from the Multiple Listing Service of Catawba Valley (MLSCV), and was current for the year to date on April 29th, 2011.  Projections are based on pending homes sales.

Alexander County

In Alexander County there have been $6,302,425 spent on homes sold through the MLSCV.  21.77% of the dollars were spent purchasing bank owned homes.  This is the lowest percentage in the area.  The data suggests the banks will gain market share in Alexander County in the second quarter of 2011.

Market share year to date: 21.77%.  Projected market share in the second quarter of 2011: 31%.

Catawba County

In Catawba County there have been $35,199,005 spent on homes sold through the MLSCV.  23.79% of the dollars were spent purchasing bank owned homes.  This is the second lowest percentage in the area.  The data suggests banks will lose market share in Catawba County in the second quarter of 2011.

Market share year to date: 23.79%.  Projected market share in the second quarter of 2011: 14%.

Caldwell County

In Caldwell County there have been $13,841,910 spent on homes sold through the MLSCV.  32.81% of the dollars were spent purchasing bank owned homes.  This is the second highest percentage in the area.  The data suggests banks will gain market share in Caldwell County in the second quarter of 2011.

Market share year to date: 32.81%.  Projected market share in the second quarter of 2011: 49%.

Burke County

In Burke County there have been $4,687,225  spent on homes sold through the MLSCV.  41.63% of the dollars were spent purchasing bank owned homes.  This is the highest percentage in the area.  The data suggests banks will gain market share in Burke County in the second quarter of 2011.

Market share year to date: 41.63%  Projected market share in the second quarter of 2011:  48%

Which County Is Hickory North Carolina Located In?

Hickory Hickory is predominantly located in Catawba County, but includes addresses in southern Caldwell County, southern Alexander County, and eastern Burke County.  The City of Hickory’s municipal offices are located in Catawba County at 76 North Center Street Hickory, NC 28601.

RankingsOnce again Caldwell County led the way with just over 12% of all available inventory under contract.  Most notable is that all counties posted gains over last month, signaling the arrival of the home selling season.  Hildebran, Sherrills Ford, Hudson, Hickory, and Granite Falls comprise the top top 5 sub-markets this month.  Banks (REO) continue to far outpace all other owners.

Greater Hickory Metro Residential Real Estate Trends February 2011

Buoyed by the momentum of neighborhoods in Hickory, Lenoir, and Hudson, Caldwell County once again ranks as the best overall residential real estate market in the region.  Alexander County made the biggest gain.  Catawba County gave up one spot.  Burke County slipped to last place at it appears there’s no momentum on the Western front.

Greater Hickory Metro Residential Real Estate Trends January 2011

The North shore of Lake Hickory and  the neighborhoods adjoining it have the unusual distinction of ranking as both  the best and worst sub-markets in the region.  How can this be?  We don’t have  all the answers but we do have analysis that supports this anomaly.  The Grace  Chapel area of Southern Caldwell County is currently outperforming all other  sub-markets in the region.  Its performance is so strong it parlayed  Caldwell County to the top of the county rankings.  Just a little  further East, in the Bethlehem area, the market barely has a pulse.
